Qualify on the Property.
Not Your Pay Stub.
DSCR loans are designed for real estate investors who want to grow their portfolio without the income
documentation hurdles of traditional financing. The property qualifies itself.
Who It's For
Debt Service Coverage Ratio (DSCR) loans are built for real estate investors — particularly those with
multiple properties, self-employment income, or complex tax returns that don’t reflect their true financial
position. Instead of using personal income to qualify, lenders look at whether the property’s rental
income covers its debt obligations. West Capital Lending works with investors across California and 35
other states.

Frequently Asked Questions
How is DSCR calculated?
DSCR equals the monthly gross rental income divided by the total monthly housing expense (PITIA). A
DSCR of 1.25 means the property generates 25% more income than it costs to carry. Most lenders look
for 1.0 or higher, though programs vary.
Can I use short-term rental income (Airbnb, VRBO) to qualify?
Many lenders accept short-term rental income based on market rent assessments or historical rental
data. Requirements vary by lender — we'll identify which programs accept your rental structure.
Can I hold the property in an LLC?
Yes. Many DSCR lenders allow — and some prefer — LLC vesting. We work with lenders who are
comfortable with entity borrowers and can guide you through the title and closing requirements.
