Flexible Access to
Your Home's Equity
On Your Terms.
A Home Equity Line of Credit or Home Equity Loan lets you borrow against what you’ve already built —
without refinancing your existing first mortgage.
Who It's For
HELOCs and HELOANs are ideal for homeowners who want access to their equity but don’t want to
disturb a well-structured first mortgage. If you have ongoing or uncertain expenses — renovations,
business investment, education — a HELOC’s revolving credit line offers flexibility. If you need a single
sum for a defined purpose, a HELOAN delivers a fixed lump sum with predictable repayment.
Eligibility / Requirements
- Combined loan-to-value (CLTV) ratio requirements vary by lender — typically 80–90% CLTV maximum
- Primary residence, second home, or investment property may be eligible (terms vary)
- Credit score requirements vary by lender and product type
- Existing first mortgage must generally be in good standing
- Sufficient verifiable income to support combined debt obligations
- Property appraisal typically required to establish current market value

Available for a wide range of uses: renovations, debt consolidation, investment, and more
Shorter approval process than a full refinance in many cases
Access to lenders offering both first-lien and second-lien HELOC/HELOAN products
Frequently Asked Questions
What's the difference between a HELOC and a HELOAN?
A HELOC is a revolving line of credit — similar to a credit card secured by your home. You draw, repay,
and draw again during the draw period. A HELOAN is a one-time lump sum with a fixed repayment
schedule. One is for ongoing or uncertain needs; the other is for defined, single-purpose borrowing.
Does getting a HELOC affect my existing mortgage?
No. A HELOC or HELOAN is a separate second-lien loan. Your existing first mortgage terms remain
unchanged. Both loans coexist, and you make separate payments on each.
Can I get a HELOC on an investment property?
Yes, though options are more limited and lender requirements are typically stricter than for primary
residences. We have lenders that offer investment property equity products — ask about availability for
your specific property type.
